Real Estate Update - August 2019

To Our Valued Clients, Colleagues, Friends & Family;

August 2019 is here and many of the kids in Arizona are heading back to school next week.
Really? What happened to the days when kids went back to school the day after Labor Day? I
think we can blame it on the school system and state government – certainly none of us came
up with this genius idea.

Anyway, since the kids are back in school and it is 110 degrees outside, what better time to
start looking for a new home? A nice project to work on rather than wishing we were still in
cooler climates. Home prices continue to rise all throughout the valley; however, there are unique pockets of opportunities for investment properties or a remodel with the intent to perhaps make it your new residence.

Please let us know how we can assist in helping with all your real estate needs.

All the best,

Jim

The housing market is about to shift in a bad way for buyers

Competition in the housing market finally began to cool this year, as listings multiplied and price gains moderated. Bidding wars became less frequent and spring sales perked up a bit. Well, forget that. The heat is on yet again.

The housing shortage that fueled competition & resulted in sky-high price gains throughout 2017 and the first half of 2018 is on the horizon yet again. Supply is soon expected to drop and potentially hit a new low, according to realtor.com, after increasing in the second half of last year. Read the full article Here

Fed cuts rate by a quarter point, cites ‘global developments,’ ‘muted inflation’

The Federal Reserve lowered its benchmark rate by a quarter point Wednesday as an insurance policy not against what’s wrong with the economy now, but what could go wrong in the future. It was the first rate cut by the central bank in more than a decade.

Amid President Donald Trump’s intense political pressure and persistent market expectations, the policymaking Federal Open Market Committee dropped the target for its overnight lending rate to a range of 2% to 2.25%, or 25 basis points from the previous level. Read the full article Here

The 10-city price composite rose 2.2%, down from 2.3% the month before. The 20-city composite showed a 2.4% annual gain, down from 2.5% in April. Read the full article Here

Doing This One Thing Before Putting Your Home on the Market Can Help Sell It Faster

You’ve lived in your home for years and haven't exactly been on top of regular maintenance tasks. Now, your windows are covered in plastic wrap to cut down on the cold drafts, your ceiling seems to be leaking, and those shrubs you planted to conceal a few small cracks in the foundation just aren’t cutting it anymore.

Hey, we’re not judging! But if you’re ready to put your home up for sale, know this: Buyers and their agents are going to zero in on all those things that need doing—as well as some things you hadn't even noticed yourself. Read the full article Here
