As a result, the real estate in Scottsdale continues to improve as our current market transitions from a distressed level into healthier territory. Some of the finest public school systems in the state are found in the Scottsdale Unified School District. This continues to draw families into these communities. In addition, the weather in Scottsdale is one of the most pleasant, warmest climates in the USA. This lends a market for part time residents and “snow birds” who travel from the cold areas of the USA and Canada to Scottsdale for the sun, golf, and lifestyle. All of these factors effect Scottsdale real estate and the values of Scottsdale homes. As real estate emerges from the distressed market, values in Scottsdale homes for sale have appreciated as a whole by about 11% year over year. The most recent data from August ’12 shows Scottsdale homes for sale at an average sales price of $465,058 at 519 units sold. Inventory levels for Scottsdale homes continue to stay relatively low.
